Systems / Basement

Energy Audit - The current owners worked with an energy auditor to identify opportunities to make the house more energy efficient.  The basement walls and some exterior walls, eaves, and attic areas were all professionally insulated.  Windows were rehabilitated, and high-quality storms were installed. 

Heating - The heating system has been updated with a highly efficient Viessmann gas boiler.  Rooms have low-profile, European-style wall-mounted radiators.  The heating system has four zones, and the hot-water heater is integrated into the high-efficiency gas boiler.

Wiring - the current owners have done major renovation and restoration work since their purchase in 2015, and any old wiring uncovered was converted to modern standards.

Pre-Inpection - a comprehensive inspection of the home, waste water line, and radon air levels was conducted pre-list and is available. Waste water line is in good condition and clear, and the home was found to be in excellent condition.

Basement - extends the full width and depth of the house.  A full-sized staircase provides comfortable access from the first floor.  The basement has concrete floors, and the walls are insulated with spray foam for energy efficiency.  The basement spaces have tall ceilings – well over eight feet – and are very dry.  A door leads to steps in a bulkhead that lead out to the backyard.  A partitioned-off laundry room has a washer, dryer, and a vintage two-bowl soapstone utility sink, bearing the original metal label from the renowned “Alberene Stone” company.
